7 Ways To Get Your Home Sell-Ready

Here are “7 Ways To Get Your Home Sell-Ready” Put on your seatbelts – we are going on a crazy ride! Selling your home right now is a great idea financially, but it can also be very overwhelming to do. You might be wondering, “where do I even start?” I’m here to help! Here are a few ways to get your home sell-ready:

Fix any issues
First up: fix any issues before you consider listing them. You could tackle this two ways: only fix the issues that are very apparent (like holes in the walls) so that prospective buyers are more attracted to the home and make a better offer. Or fix as many issues (seen and unseen) that you know of to have a better inspection report come back. I prefer only to tackle sight seen issues because once you get the inspection report back, they will make repair requests…and even if you fix a lot beforehand, you WILL have things that pop up on your inspection, so you might as well fix only what you have to unless there is an actual serious issue that could deter buyers.
Meet with your agent and figure out a price
Once you prepare your home, your next step is to meet up with your agent (if you are using one!) to figure out a price. Right now, prices are wild, and it can be tough to know what price you should list your home at, so I recommend trusting a real estate agent that knows what they are doing. Of course, you want the most bang for your buck, and pricing it yourself could land you a bad deal. However, at the end of the day, any deal that YOU think works for you is a good deal.

Get everything deep cleaned.
Right before your listing goes on the market, you will want to declutter, de-personalize, and get your home deep cleaned so that it shines and looks its best! Of course, if you don’t have the time for this or want it in tip-top shape, you could always hire this out. Professional cleaners have the potential to do WONDERS when it comes to making your home look (and smell) great! This is definitely a must before letting people into your home when they are making a potentially life-changing offer.
Post your home on Facebook
When everything is live, go ahead and post your listing on Facebook. You could even post before your home goes live to gain traction and potentially get an off-market deal. However, doing this runs the risk of you getting less money overall because when it is on the market right now, you will (without fail!) have a bidding war, which will up the total price you get for the sale of your home. Nevertheless, posting on Facebook is always a great thing to quickly get people in the door!
Negotiate once you have a potential buyer
Once you have found a buyer, it’s time for negotiations! Everything can be negotiated, so don’t leave anything on the table. At the end of the day, it’s a seller’s market, and you have the option to get back-up offers, just in case something falls through. During negotiations, be kind, but make sure you are not bending to make an unreasonable request. This is the hardest part. You’ve got this!
Find a new home
Once you get through the hardest part, it’s not time for the fun! Finding a home of your own! Make your list of what you need and what you want, then set up an official home search. To make a competitive offer in this market, talk with your agent. With a lot of homes, they are moving quickly, and they are only willing to accept the best offer with a clean contract. Keep that in mind when house hunting, but make sure you don’t settle for something less than great!
Move!
